The Commitment Is Ours

Paid subscriptions and memberships have become such a costly nuisance that the Federal Trade Commission recently announced its Click-to-Cancel Rule, making it easier for consumers to break such commitments. It is understandable that some of you wonder, before joining the wait list at Cross Keys Village, whether we will contact you too often, pressure you, or possibly make it difficult to get your deposit back should your plans change. There is no need to worry: the commitment associated with a wait list deposit is entirely on Cross Keys Village’s part, and we always communicate according to our depositors’ preference.

Wait list deposits have picked up significantly in recent years. For instance, during the first nine months of 2024 Amy and Nancy collected more deposits than they did during the whole of 2023. This healthy wait list enables Cross Keys Village to function year-round at a near-full level, and it contributes to the long-range financial strength of the community (an important consideration as you research different organizations).

Cross Keys Village offers a larger selection of floor plans than most comparable communities in our region, ranging from our inviting smaller cottage to our large-scale Bridgewater homes, as well as bright apartments and our distinctive Hearthside residences. Individuals who join the wait list do so for selected models, according to their financial situation as discussed during an initial appointment, and to their choice of accommodation. The date on their refundable $1,000 deposit is the all-important Wait List Date.

Not as complicated as you think

Many households joining the wait list do so without a clear deadline or a set plan. We categorize them accordingly as General Wait List. We will not contact them as they mature and bubble up on the list (they are free to call us for updates, of course). Some wait list members drop off the list along the way, for a variety of reasons. A simple email or note triggers the speedy refund process. Also, the preferred residence selection can change during your waiting period. For instance, you can join the wait list with the goal to move in a Country Home but decide along the way that an apartment is better suited to your changing needs.

Individuals who are ready to plan their move should request to become part of the Priority Wait List. If they are near or at the top of the list for their preferred home, we will start calling them each time a residence in their favored model becomes available.

The “average time” on the wait list varies according to the floor plans under consideration. If you are not currently on the Wait List, the fastest way to move to Cross Keys Village is via new construction, with our upcoming Bridgewater Landing homes that will be completed in 2025-26. As we wrote elsewhere (inspiring ourselves from the Chinese proverb about the best time to plant a tree), the best time to join the wait list is three years ago. The second-best time is today.
